The gaming rights for the Lord of the Rings and the Hobbit belong to Middle-Earth Enterprises (former Tolkien enterprises) that currently have a licensing agreement with Warner Bros. The first BFME, released in 2004, was made based solely on the Peter Jackson's movies, while BFME 2 was a by-product of EA's acquisition of also the gaming rights for the books from 2005 until 2010 (allowing them to expand on the LOTR universe the way they did).
